RESIDENTIAL
COMPLEX "ORTI ANTICHI" Commissioned by: Savoia Properties S.r.l. Architectural Design: Arch. GianMaria Beretta, Arch. Roberto Beretta Structures: Redesco S.r.l. Detail design and site supervision for the refurbishment of the former Unicredito Head Office and its conversion to highly prestigious residential complex. The
refurbishment concerns an entire block of buildings in the centre of Milan and
represents a unique intervention in the city involving:
Demolition of all the buildings built in the ‘60s and of the
multilevel parking facing Viale Beatrice d’Este
New buildings aesthetically lined up with the late 19th
century palaces facing the following streets: Bianca di Savoia, S. Lucia,
Piazzetta Mondadori, S.Martino.
Creation of an underground parking with 2 private boxes for each
living unit.
Creation of an internal "Italian" garden. All the living units will be delivered with a very high level finishing and will be provided with centralised cooling/heating system with independent metering. This will allow each owner to benefit from the advantages of the autonomous air-conditioning without relate disadvantages such as technical volumes, compressor noise, gas boiler dangers, maintenance costs. The technological areas are placed in the 3rd basement thereby keeping the noises and electromagnetic pollution due to the transformation from HV to LV far from flat area. Provision is then made in every apartment for the installation, if desired by the owner, of home automation equipment. Sanitary and heating hot water for the living units will be produced by three methane gas boilers. The cooling will be supplied by ACUs using the underground table water as chilling fluid, then coveyed in the Vettabbia culvert after the use. The common parts power is produced by the transformation from HV (23kV) while absolute continuity systems assure the security lights on the stairways and in the parking. The
entire complex is covered by security systems such as:
Fire detection system in the technical areas
Gasoline vapours and carbon monoxide detection system in the parking
Perimetral CCTV surveillance The
following systems have also been foresee:
Centralised satellite TV system distributed by fibre-optic to the
living units
Automatic light switch-on in the parking DESIGN
