AREA "NUOVA PORTELLO" Commissioned by: Auredia S.r.l. Architectural Design: Arch. Cino Zucchi Structures: Sajni e Zambetti S.r.l. Detail design of M&E plants supporting Residential Area named "Progetto Portello". The works are about the transformation of the historical Alfa Romeo Industry Area into a residential-tertiary environment. The old Alfa Romeo canteen, fully demolished unless the artistic façade, will be fitted out for offices and fitness. In the remaining area we find five skyscrapers and a block of flats along Viale Serra and named "Le stecche". The ex Alfa Romeo canteen is electrically fed by a HV/LV substation. Hot water is produced by a gas-fired boiler. Chilled water for HVAC is produced by air cooled chillers installed at the first basement. Separated gas-fired boilers supply the two skyscrapers and the building "Le Stecche" with hot water. A niche in the is provided for the future external HVAC unit installation. The remaining three skyscrapers have a centralised heating system computed by meters installed outside each apartment, there by allowing the flat owner to benefit from the advantages of both a centralised and an independent service. Every flat is fitted for the future installation of whatever facility offered by the home automation without further civil works. Under the building area there is a two level parking area protected by a fire fighting sprinkler system. DESIGN
