"SANTA GIULIA" PROJECT Commissioned by: MILANO SANTA GIULIA S.p.A. Architectural Design: Foster & Partners London Structures: MSC & BURO HAPPOLD Detail design and site supervision for the development, inside a private park, of eight blocks of flats, two tennis courts and a fitness centre. Milano S.ta Giulia Housing Project involves a development, inside a private park, of eight blocks of flats, two tennis courts and a fitness centre. The global surface of flats is estimated in about 56.000 sqm split in about 630 flats featuring mixed typologies from studios to 4 rooms and split levels. The fitness centre will be about 1800/2000 sqm including two swimming pools (indoor and outdoor), gymnasium, medical centre, massage studios, Jacuzzi, Turkish bath etc. Hot water for both heating and sanitary use will be supplied by the Municipal Energy Company (AEM). Chilled water will be produced by air-cooled chiller sets installed in the basement of each block of flats. Flats will be equipped with advanced design radiators for heating and ceiling concealed canalised FCU for cooling. An advanced metering system will record cold and hot water consumption for each unit. Each apartment will be fitted with high tech systems of global building automation integrating the most different functions (i.e. shading remote control, programmable lighting, access control, sound diffusion) via a central touch-screen panel, a cell phone or the Internet. The Fitness Centre will be mainly treated with a "all-air" system powered by heat-recovery ACUs. Rainwater will be collected from the roofs to be pressurised for irrigation purposes. DESIGN
